SBEM Calculations

What are SBEM calculations and why are they necessary?

enevo provides design-stage and as-built SBEM calculations for commercial projects, with practical compliance advice, BRUKL reports and non-domestic Energy Performance Certificates (EPCs).

SBEM stands for Simplified Building Energy Model. It uses information about the building’s geometry, fabric, heating, cooling, ventilation and lighting to calculate energy use and carbon emissions under standardised conditions. The results support the assessment of energy efficiency requirements for non-domestic buildings.

Early assessment helps your design team understand how the proposed specification performs while changes can still be made. At completion, the calculations need to reflect the building as constructed, including relevant changes to the design and specification.

In England, Part L sets energy efficiency requirements. The applicable rules and calculation method depend on the project’s location, type and timing, including any transitional arrangements. SBEM is one approved method; approved Dynamic Simulation Modelling (DSM) software provides an alternative for suitable projects.

Initial review

Send us your project drawings and specification so we can review the assessment requirements.

Design Stage assessment

We carry out the design-stage SBEM calculations and advise on any adjustments needed.

Compliance guidance

If the assessment identifies a shortfall, we provide recommendations for your design team to consider.

As Built assessment and EPC

Once built, we complete the final calculations using the as-built information and produce the EPC within the agreed scope.

Document supply

We supply the assessment reports for submission to the building control body and for your project records.

SBEM calculations

SBEM, BRUKL and EPC: what is the difference?

SBEM is the calculation method. For non-domestic projects assessed under Part L, a BRUKL report presents the energy compliance results and specifications. A non-domestic EPC records the building’s energy performance rating. The compliance report and EPC serve different purposes; an EPC does not replace the BRUKL report.

Design-stage reporting assesses the proposed building. As-built reporting reflects the completed building and relevant changes to the specification. These reports support the building control process; they do not replace the wider evidence needed to demonstrate Building Regulations compliance.

BREL reports relate to dwellings in England rather than the non-domestic BRUKL reporting described here. For residential projects, see our SAP calculations service.

What information should you send?

To help us review your project, send the information available for its current stage:

Project location, building use and whether the work is a new build, extension or conversion.
Floor plans, elevations and sections showing dimensions and layout.
Fabric specifications, including insulation, glazing and available U-values.
Heating, cooling, ventilation and lighting specifications.
For an as-built assessment, the final drawings, specification changes and available testing or commissioning information.

Missing information can affect the assessment. Send what you have and explain what is still being developed so the information requirements can be clarified.
