What is Ventilation Testing?



Ventilation testing is a requirement under Part F of the Building Regulations, introduced in 2010 to ensure that new dwellings provide a safe and healthy indoor environment. Ventilation means removing stale or polluted air from a building and replacing it with fresh outdoor air.

This is vital for several reasons:

-to make sure there is enough outdoor air for occupants to breathe comfortably
-to dilute and remove airborne pollutants, odours, and particulates
-to control humidity and reduce the risk of mould growth
-to supply air for fuel-burning appliances

Without a compliant ventilation test, Building Control cannot sign off your project. Evidence of testing must be submitted as part of the final approval process.

For developers, contractors, and building owners, ventilation testing reduces the risk of failed inspections and costly delays. It also provides assurance that your property meets essential health and safety standards, creating comfortable living and working spaces. Pollutants and airflow needs vary between domestic, commercial, and industrial buildings, but the principle is the same: systems must be proven to work as intended.

How ventilation is tested

Part F of the Building Regulations requires that MHVR Systems (Mechanical Ventilation and Heat Recovery), MEVs (Mechanical Extract Ventilation) and intermittent extractor fans undergo a flow rate test to ensure they are working efficiently. Evidence of this test must be passed to the Building Control Body (BCB) as part of their sign-off procedure.

The assessment of ventilation is undertaken using an anemometer which measures an air flow rate in l/s (litres per second). Different levels of flow rate are applied to different rooms according to their purpose and the equipment within them. A toilet, for example, requires an intermittent extract ventilation rate of 6 l/s, whereas a kitchen without a cooker hood would require one at 60 l/s. An office room with a photocopier would require an extract rate of 20 l/s.
