Ropemaker Place Refurbishment
Ropemaker Place is a major commercial office building at 25 Ropemaker Street, close to Moorgate in the City of London. The refurbishment programme covered façade alterations, reception remodelling, improvements to end-of-trip facilities and common areas, and enhanced sustainability systems.
enevo Building Safety was appointed in 2026 as both Building Regulations Principal Designer and CDM Principal Designer. Our involvement related solely to the refurbishment programme.
What did the project require?
The scheme involved substantial changes within an existing occupied, multi-let building. Works included alterations to the ground and first-floor façades and structural changes associated with the base of the tower.
The design team needed to coordinate these interventions with existing structures, building systems and ongoing building use. Key considerations included fire safety, access, circulation, safe construction and future maintenance.
Changes to individual design packages also needed to be considered alongside their implications for other disciplines and retained building fabric.
Building Regulations Principal Designer
enevo’s Building Regulations Principal Designer appointment covered RIBA Stages 3–6.
Our role included reviewing design information against applicable Building Regulations requirements, coordinating compliance matters between designers and establishing compliance tracking documentation. Gap analysis helped identify missing evidence and unresolved matters requiring further coordination.
We also supported information management, change control and the coordination of designers’ compliance statements, alongside liaison with the Principal Contractor where design information affected construction.
CDM Principal Designer
The separate CDM Principal Designer appointment covered RIBA Stages 2–6.
enevo’s role included reviewing and coordinating pre-construction information, supporting the Client’s CDM management arrangements and coordinating designers’ duties under CDM 2015.
Our design-risk reviews considered foreseeable risks associated with construction, maintenance and use. A CDM Compliance Register supported this process, alongside sharing relevant health and safety information with the Principal Contractor and supporting preparation of the Health and Safety File.
Coordinating compliance and design risk
Through compliance tracking and design-risk reviews, enevo supported the project team in identifying evidence requirements, allocating responsibilities and coordinating matters across design disciplines.
The combined appointment provided a consistent approach to the refurbishment’s interfaces while keeping the Building Regulations and CDM Principal Designer roles distinct.
