Trafalgar Way: BREEAM Assessment and Certification

Trafalgar Way is a mixed-use development in London, comprising commercial space, retail space and student accommodation. Three separate BREEAM assessments reached final certification, with two Outstanding ratings and one Excellent rating.

enevo supported Midgard and the wider project team as BREEAM Assessor, taking over the assessment at RIBA Stage 5 and supporting the remaining work through to final certification.

What did the project require?

The design stage had already been completed when enevo became involved, limiting opportunities to influence earlier credits.

Our team therefore needed to understand the existing BREEAM position, review the available evidence and identify outstanding assessment requirements. Coordinating the remaining information across project stakeholders was central to progressing the three assessments towards certification.

Our team advised on BREEAM compliance, reviewed and coordinated evidence, and liaised with stakeholders to establish what was needed to close out outstanding requirements.

We also carried out three site visits, providing practical support and helping ensure the assessment evidence reflected what had been delivered on site.

The focus was on working with the existing BREEAM strategy and supporting the project team through the final assessment stages.

Final certified results

The development achieved the following BREEAM ratings:

• Commercial space: 85.4% — Excellent.
• Student accommodation: 87.6% — Outstanding.
• Retail space: 89.2% — Outstanding.

Across all three assessments, the project achieved 100% of the available credits in Management, Materials and Land Use & Ecology.

Supporting the project through certification

enevo’s contribution centred on evidence coordination, site-based assessment support and collaboration with the wider project team.

Taking over after the design stage required a focused approach to the remaining assessment requirements. The final certifications record the results achieved across the development’s three assessed uses.
